Home / Guest room kit
A guest room with its own front door
For visiting parents, grown-up children, and the nights the house is full.

The short answer: a 4.2m or 4.8m kit gives you a guest room with its own front door for a fraction of the price of an extension, and without the dust. Visitors get a bed under a window and a view; you get your living room back.

Who builds these
- Grown-up children home for the holidays, and their partners, who'd rather have a door of their own.
- Parents who visit for a fortnight and need a ground-floor bed with no stairs.
- A teenager who needs a den now and a bedroom by next year. The hut moves with the family when they leave.
- You, on the nights the house is full and someone has to take the hut. Nobody ever minds.
Which kit
- Hut 4.2: a double bed across the end, a chair and a rail. The guest room most people need.
- Hut 4.8: adds a small sofa and a kettle corner, so guests can have a morning without coming into the house.
- Hut 5.4: adds a shower room, for a guest suite or a relative staying for longer.
Sleeping in a hut and the rules
A hut on wheels in your garden, used by family and guests as part of the main house, is normally a caravan rather than a new dwelling, and in Great Britain it rarely needs planning permission. It does if it becomes a separate home with its own address, or if it's let out. Our planning guide explains the line, with the cases that set it.
Comfortable for a fortnight
Insulate the floor as well as the walls and roof, fit the stove or a panel heater, and run power from the house. A 4.8m hut with 50mm PIR all round holds its heat like a small bedroom. See cost to finish for the budget.
