Buying a shepherd's hut: what to check
The details that decide whether a hut is warm, dry and easy to live with, and the questions to ask every maker.
The short answer: before you buy, check the chassis and wheels, how the walls, floor and roof are insulated, how the hut is ventilated, and, if it has a wood burner, that the installation follows the HETAS rules for huts. Decide early whether you want a kitchen, shower or toilet, because water and waste are the hardest things to add later.
Start with how you'll use it
- Garden office or hobby room: insulation, electrics and good light matter most. A plain hut with a heater often does the job.
- Guest room: add a bed, warmth and ventilation. Keep it ancillary to your house to stay within the planning rules (see our planning guide).
- Holiday let: guests expect a shower, toilet and somewhere to cook, plus the fire safety a paid stay needs. See our letting guide.
Chassis, axles and wheels
Steel chassis don't swell, last for decades and cost less; oak is traditional but can twist under the stress of moving, so it is often reinforced with steel.1 A fixed, or rolling, chassis suits a hut that stays put; a turntable chassis steers, so the hut can be towed around a site.1
Cast iron wheels give the classic look but are "not ideal" on tarmac and concrete and can fracture; rubber tyres move more easily.1 Don't plan to tow a hut on public roads yourself. Many are within the trailer size limits of 2.55m wide and, behind a vehicle of up to 3,500kg, 7m long2, but a hut can weigh up to 3,000kg1, and most aren't built for road towing. They usually arrive by lorry.
Insulation for year-round use
No UK hut maker we checked publishes U-values, so ask what insulation is used in the floor, walls and roof and how thick it is. As examples, The Hutmaker uses 100mm of Rockwool in the floor and ceiling and 75mm of Earthwool in the walls3, Homewood uses 100mm in the walls, ceiling and floor4, and Plankbridge uses sheep's wool in a 75mm frame with a vapour barrier and breather membrane.5
For a benchmark, the British standard for residential park homes, BS 3632, sets maximum U-values of 0.26 for floors, 0.3 for walls and 0.2 for roofs.6 HMRC's VAT rules treat that standard as the mark of a home built for living in.7 Plankbridge's advice is to insulate well before choosing a heater.8
Condensation and ventilation
Condensation in a hut is "usually a ventilation issue rather than an insulation one", according to one maker, so keep trickle and gable vents open even when the hut is empty.9 A breather membrane and a ventilated gap behind the cladding help too.10 With a wood burner, a permanent air vent is required (see below).
Wood burners
HETAS, the scheme for solid fuel installers, has a technical note for stoves in shepherd's huts and other leisure units. It covers stoves of 7kW or less and requires, among other things, a non-combustible hearth, a twin-wall insulated flue, a fixed carbon monoxide alarm 1m to 3m from the stove, and a permanent air vent.11 Most huts need a small stove: a hut maker (Plankbridge) and a stove maker (Salamander) both suggest no more than 3 to 4kW.812 Our wood burner guide sets out the rules.
Electrics
Huts should be wired to the wiring regulations for caravans: a 30mA RCD that breaks all live conductors, and an outdoor inlet no higher than 1.8m.13 Hook-up sizes vary with what you'll run: Riverside fits 16A for an office hut and 63A for a self-contained hut1415, and Plankbridge says an electric shower needs 32A or more.5 Off-grid set-ups use a roof solar panel and a leisure battery.5
Water and waste
A flushing toilet or shower needs a drain or septic tank; composting or cassette toilets avoid that, and plumbing in can make a hut look less portable.5 In England, a septic tank must not discharge straight into a watercourse; Wales, Scotland and Northern Ireland have their own rules.16
Cladding
- Corrugated steel is light and low maintenance17; a coated roof should need little attention for 15 to 25 years apart from clearing moss and treating rust spots.9
- Timber such as larch, cedar or featheredge needs oiling or painting, with exposed larch or cedar re-treated every one to two years.9 Larch is often an extra.14
Guarantees
Guarantees vary widely. Riverside offers 30 years on its steel frame, chassis and wheels18, Plankbridge 20 years on the structure19, and Blackdown and Crane 10 years.2021 Blackdown's 10-year limited warranty covers the chassis, wheels and external structure and doesn't transfer to a second owner.20 Ask every maker what theirs covers and whether it transfers.
Buying second-hand
Common problems are leaks at roof seams and flue collars, doors that swell in unheated huts, and rust. Rust at chassis welds is structural; flat surface rust is cosmetic.9 Scams happen, so don't pay a deposit before you've seen the hut, and budget for moving it: a used hut usually needs a lorry with a lifting arm, charged by distance and time.22
Questions people ask
Can you live in a shepherd's hut all year?
A well-insulated, ventilated and heated hut can be used all year, but living in one as a separate home needs planning permission.23
Are cast iron wheels a good idea?
They give the classic look, but they're not ideal on tarmac or concrete and can fracture; rubber tyres move more easily.1
What size wood burner does a shepherd's hut need?
Usually small: a hut maker and a stove maker both suggest no more than 3 to 4kW.812
