A glamping hut you build, that pays you back

The 4.8m and 5.4m kits, a stove and a tub, and a listing.

The short answer: the 4.8m and 5.4m kits are built for letting. A double bed under the window, a seating end, a wood burner and, in the 5.4m, a shower room. Build it yourself and the hut costs a fraction of a turnkey glamping unit, which changes the sums on how quickly it pays back.

Why guests book huts

A shepherd's hut is the glamping unit people search for by name. It photographs well, it works in a single field corner, and a stove and a hot tub turn it into a year-round booking rather than a summer one. Our guide to letting a hut covers planning, licensing, business rates, fire safety and the booking sites.

Which kit

French doors on the long side face the view; the portrait window goes above the bed. Add the rolling chassis so the hut stays a caravan in law and can be moved if the site changes.

Fit-out that earns its keep

A stove, fitted by a HETAS installer, is the single thing guests mention most.
A lit hot tub under a starry sky beside a lake
A wood-fired tub beside the hut adds more to the nightly rate than it costs to run.

The sums

With the 5.4m kit, chassis, fixings, insulation, stove, a basic bathroom and a self-build, most people finish for £14,000 to £18,000 excluding groundworks. Compare that with turnkey glamping huts listed by UK makers at £40,000 to £50,000 and up (see our makers list), and the difference is the cost of building it yourself over a couple of months. Plankbridge publishes a rental calculator for working out nightly rates and occupancy for your area.4

Building two

Two huts share what you learn on the first, one delivery and one hot tub. Ask for a quote for a pair; we'll price the second kit and the delivery together.

Questions people ask

Does the Romney (5.4m) have a bathroom?

It has the space for one: a 1.1m shower room with a compact loo and basin at the door end. The plumbing and fittings are yours to add.

Do I need planning permission to let a hut?

Usually yes, for a change of use of the land, and often a caravan site licence. Our letting guide explains.
