The short answer: new shepherd's huts from UK makers start at about £12,000 for a basic hut and run to £40,000 to £65,000 or more for a self-contained hut with a kitchen and bathroom.123 Many makers list insulated huts with electrics at about £20,000 to £36,000, some with VAT and some without. Delivery, a stove and plumbing are often extra.

Why some huts carry 5% VAT and some 20%

Caravans no more than 7m long and no more than 2.55m wide (not counting the towbar) carry 20% VAT. Over either limit, they are zero rated if built to the BS 3632 residential standard, and otherwise charged at the reduced 5% rate.13 Makers apply this differently: Riverside charges 20% on its 14 x 7ft office hut and 5% on its self-contained huts with a kitchen, bathroom and bed.82 Ask how VAT applies to the hut you want: on a hut costing £30,000 before VAT, 20% adds £6,000 and 5% adds £1,500.

What's included, and what's extra

Delivery and craning

Most huts arrive on a lorry with a lifting arm or on a trailer. Awkward sites may need a crane or an on-site build.6 As a general guide, not specific to huts, a mobile crane costs about £400 to £700 a day to hire, or £2,000 to £3,500 for a full job.16 Ask the maker to check your access before you order.

Ex-display and second-hand

Makers sell show huts at a discount. Recent examples include a Crane hut sold at £22,580, down from £28,22017, and a Red Sky Homestead reduced by around 20%.18 On one marketplace, sold second-hand huts ranged from roughly £8,650 to £45,000.19 Our deals list sends you ex-display huts as we find them.

Building your own

A self-build costs far less in materials. A steel chassis with wheels starts at about £2,000 to £3,000 plus VAT, and a set of four cast iron wheels costs £620 to £750.2021 See our self-build guide.
